Whether you're planning a renovation, starting a new development, or seeking guidance on permits and inspections, the Township of Ramara provides essential information to help you navigate the building and construction process in our community.
The Township's Building Services is responsible for ensuring that the minimum standards of the Ontario Building Code are met prior to and during construction. The Planning Sevices works collaboratively to confirm that projects comply with minimum setbacks and permitted uses as per the Zoning Bylaw.
Planning Services
Before you get started and apply for a building permit, it's important to ensure your project proposal complies with the requirements of the Township's Zoning Bylaw. Residential construction projects greater than 50 square metres (538 square feet) as well as any non-residential projects must first submit the applicable Planning Application. Planning application approval must be obtained prior to submitting a building permit application.

Building Services
If you are planning a construction project, the Township's Building Division is here to help. We review permit applications, issue permits, and conduct inspections for the following projects:
- New residential/non-residential buildings
- Accessory buildings (e.g. sheds, garages, shops)
- Ingresses/egresses (including decks less than 10 square metres)
- Additions and renovations
- Demolitions
- Septic systems
- Tents greater than 60 square metres
- Signs
- Demountable structures
- Shorewalls/retaining walls
- Zoning and property usage requirements

Lake Simcoe Region Conservation Authority
The Lake Simcoe Region Conservation Authority (LSRCA) is a local watershed management organization. Properties within the LSRCA-regulated area must obtain a permit from LSRCA prior to applying for a building permit.

Ministry of Transportation
The Ministry of Transportation (MTO) issues permits within their regulated area. Properties within MTO-controlled areas must obtain a permit from MTO prior to applying for a building permit.
Building/Zoning/Septic Compliance Letters
Compliance letters can provide information about a number of topics, including:
- Building permits
- Building violations
- Property standards orders
- Zoning By-law violations
Building Records Request
Building and septic permit records on file with the Township may be available through submission of a building records request, in line with the Township's Routine Disclosure Policy.
Some records requests may only be issued to the property or an authorized agent without a formal Freedom of Information request. Proof of identification may be required.
Call Before You Dig
Before you dig, think about what services might be buried in the ground such as gas pipelines, electrical services, telephone, cable, and water and sewer connections. Damaging underground services can have serious consequences.
