Planning Applications

A Pre-Consultation Meeting Application is strongly recommended prior to submitting Planning Act applications, such as:

  • Site Plan Control
  • Zoning By-Law Amendments
  • Official Plan Amendment
  • Plan of Subdivision
  • Plan of Condominium
  • Minor Variance
  • Consent Application

How to Submit Planning Applications

All applications to the Township of Ramara Planning Division must be submitted by PDF and/or Word format to planning@ramara.ca. The Township can provide a copy of application forms and submission instructions.

If you are submitting an application by phone, please follow the document scanning instructions on how to scan documents to PDF by phone. If you require digital payment, please advise the Planning Division at the time of application.

Planning Act Applications

Apply for Consent to the Committee of Adjustment when you want to sever a new lot, adjust the boundaries of an existing lot, establish an easement, or any other provision for Consent as described under the Planning Act.

A Minor Variance/Permission Application to the Committee of Adjustment is required when a proposal cannot fully comply with the Township’s Zoning By‑law.

Apply for an Official Plan Amendment when your land-use proposal requires a change to the Official Plan. Please note that most Official Plan Amendments also require a Zoning Bylaw Amendment.

Applications are required for Plans of Subdivision, Plans of Condominium, and Part Lot Control Exemptions.

Apply for a Zoning Bylaw Amendment when your land-use proposal requires major changes to the Township's Zoning Bylaw

Zoning Bylaw Amendment Application

Other Applications

A Municipal Comment is required in support of an application to the Ministry of Natural Resources and Forestry (MNR) for proposed shoreline works. This review enables the Township to provide comments on the proposal with respect to municipal policies, shoreline considerations, local land use matters, and does not constitute municipal approval of the proposed works.

Please ensure that all required information and supporting documentation are submitted with the application.

A Municipal Support Resolution is required when a Council resolution is needed to support an external application, such as a renewable energy or electricity project.

In addition to completing the Citywide application, the following documents must be uploaded:

  • Owner’s Authorization (required where the applicant is not the registered landowner)
  • Payment (cash, debit, or cheque at the Administration Office, or request an invoice for online banking or credit card payment)

A Telecommunications Tower Application is required to facilitate the municipal review of proposed telecommunications towers and antenna systems to ensure conformity with Township of Ramara policies, land use compatibility, public consultation requirements, and applicable federal standards.

  • Planning Act Declaration Form
  • Owner’s Authorization (required where the applicant is not the registered landowner, or where there is more than one registered landowner and only one is completing the Declaration Form)
  • Payment (cash, debit, or cheque at the Administration Office, or request an invoice for online banking or credit card payment)

Residential projects greater than 50 square metres require a Zoning and Grading Review Application under the Township of Ramara's Building Bylaw to ensure that the proposed development has appropriate grading, drainage, services, and conformance with the Ontario Building Code prescribed sewage system setbacks and the Township of Ramara Zoning Bylaw

Zoning & Grading Review Application 

Exemption: Properties exempt from the Zoning & Grading Review submission are lots zoned Rural (RU), or Agriculture (AG) and 1.5 acres or larger. The property must be at least 1.5 acres as well as fall within one of the above-noted zone categories in order for this exemption to apply.

Planning Application Fees, Authorizations, and Resources

Applications under the Planning Act must be authorized by all registered landowners of the applicable property/properties.

If there is more than one registered landowner, written authorization from all other landowners must be submitted.

An applicant other than the registered landowner(s) must provide written authorization from all registered landowners.

Letter of Authorization

Further, if the project site is owned by a company, the company's Article of Incorporation must be provided demonstrating the individual(s) who have signing authority.

Most Planning Act applications are required to be commissioned. Ramara offers in-office commissioning appointments upon request and is pleased to also offer online appointments for those who prefer or require this option.
