Planning Applications

Apply for Consent to the Committee of Adjustment when you want to sever a new lot, adjust the boundaries of an existing lot, establish an easement, or any other provision for Consent as described under the Planning Act.

In addition to completing the Citywide application, the following documents must be uploaded:

• Planning Act Declaration Form

• Site Plan Sketch
• Owner’s Authorization (required where the applicant is not the registered landowner, or where there is more than one registered landowner and only one is completing the Declaration Form)
• Payment (cash, debit, or cheque at the Administration Office, or request an invoice for online banking or credit card payment)

• Pre‑Consultation - Committee of Adjustment Application is strongly recommended prior to applying to identify any additional information or materials that may be required to be submitted.

A Deeming By‑law application is used to merge two or more existing lots within a registered plan of subdivision so they are treated as a single parcel of land. This process does not create any new lots.

A Minor Variance/Permission Application to the Committee of Adjustment is required when a proposal cannot fully comply with the Township’s Zoning By‑law.

• Pre‑Consultation - Committee of Adjustment Application is strongly recommended prior to applying to identify any additional information or materials that may be required to be submitted.

An Official Plan Amendment is required when your land-use proposal requires a change to the Official Plan. Please note that most Official Plan Amendments also require a Zoning Bylaw Amendment.

A Part Lot Control Exemption allows lots within a registered plan of subdivision to be divided into smaller parcels without creating new lots. This application is commonly used for townhouse, semi‑detached, or similar developments where individual units or parcels are intended to be sold separately.

A Site Plan Approval is a statutory planning process that provides for the detailed review and approval of development design and site layout to ensure compliance with applicable planning policies, by‑laws, and technical standards.

Apply for a Zoning Bylaw Amendment when your land-use proposal requires major changes to the Township's Zoning Bylaw.

A Municipal Support Resolution is required when a Council resolution is needed to support an external application, such as a renewable energy or electricity project.

Residential projects greater than 50 square metres require a Zoning and Grading Review Application under the Township of Ramara's Building Bylaw to ensure that the proposed development has appropriate grading, drainage, services, as well as conformance with the Ontario Building Code prescribed sewage system setbacks and the Township of Ramara Zoning Bylaw.

Please review the Zoning & Grading Review Application Guide for detailed requirements to be included in the application. In addition to the detailed Site Grading Plan:

• Owner’s Authorization Form is required where the applicant is not the registered landowner.
• Payment is required at time of application via cash, debit, or cheque at the Administration Office, or request an invoice for online banking or credit card payment.

Exemption: Properties exempt from the Zoning & Grading Review submission are lots zoned Rural (RU), or Agriculture (AG) and 1.5 acres or larger. The property must be at least 1.5 acres as well as fall within one of the above-noted zone categories in order for this exemption to apply.

Applications under the Planning Act must be authorized by all registered landowners of the applicable property/properties.

If there is more than one registered landowner, written authorization from all other landowners must be submitted.

An applicant other than the registered landowner(s) must provide written authorization from all registered landowners.

Further, if the project site is owned by a company, the company's Article of Incorporation must be provided demonstrating the individual(s) who have signing authority.
