Planning Applications

A Pre-Consultation Meeting Application is strongly recommended prior to submitting Planning Act applications, such as:

How to Submit Planning Applications

All applications to the Township of Ramara Planning Division must be submitted by PDF and/or Word format to planning@ramara.ca. The Township can provide a copy of application forms and submission instructions.

If you are submitting an application by phone, please follow the document scanning instructions on how to scan documents to PDF by phone. If you require digital payment, please advise the Planning Division at the time of application.

Planning Act Applications

Apply for a consent when you want to sever a new lot, adjust the boundaries of an existing lot, establish an easement, or any other provision for consent as described under the Planning Act.

The Township recommends that applicants contact the Planning Division prior to applying to the Committee of Adjustment to discuss the application.

Apply for a minor variance when your proposed building project requires a small change to the restrictions of the Township's Zoning Bylaw.

Minor Variance Application

Apply for an Official Plan Amendment when your land-use proposal requires a change to the Official Plan. Please note that most Official Plan Amendments also require a Zoning Bylaw Amendment.

Applications are required for Plans of Subdivision, Plans of Condominium, and Part Lot Control Exemptions.

The Green Energy Application Form is used to apply to the Township of Ramara for support of a renewable energy proposal.

Residential projects greater than 50 square metres require a Zoning and Grading Review Application under the Township of Ramara's Building Bylaw to ensure that the proposed development has appropriate grading, drainage, services, and conformance with the Ontario Building Code prescribed sewage system setbacks and the Township of Ramara Zoning Bylaw

Zoning & Grading Review Application 

Exemption: Properties exempt from the Zoning & Grading Review submission are lots zoned Rural (RU), or Agriculture (AG) and 1.5 acres or larger. The property must be at least 1.5 acres as well as fall within one of the above-noted zone categories in order for this exemption to apply.

Applications under the Planning Act must be authorized by all registered landowners of the applicable property/properties.

If there is more than one registered landowner, written authorization from all other landowners must be submitted.

An applicant other than the registered landowner(s) must provide written authorization from all registered landowners.

Further, if the project site is owned by a company, the company's Article of Incorporation must be provided demonstrating the individual(s) who have signing authority.

Most Planning Act applications are required to be commissioned. Ramara offers in-office commissioning appointments upon request and is pleased to also offer online appointments for those who prefer or require this option.
