Tax Certificates and Other Compliance Letters

Tax Certificates: $60

A tax certificate is generally purchased by lawyers dealing with property sales or when a mortgage is being approved for a property. This certificate includes ownership information, tax status, utility status and local improvement fee information.

Fire Department Home/Daycare Certificate: $100

Ramara offers home safety inspections for residents that must meet agency requirements. During the inspection, we will look for the following;

  • Copy of Fire Safety Plan
  • Fire Extinguishers
  • Emergency exits that are passable and clear
  • Chemicals are locked away or out of reach

Upon successful completion of the inspection, we will issue a letter stating our findings and any alterations that must be completed.

Building and Zoning Compliance Letters: $300

A Ramara Building & Zoning Compliance Letter provides a Standard Set of Information relating Building and Planning matters for a property, typically requested by a Lawyer prior to completing a purchase or transfer of land.  

Requests submitted by real estate agents must be accompanied by written authorization from the registered property owner or a duly executed Agreement of Purchase and Sale; requests submitted without the required documentation will not be processed.

How to apply: Submit the request form online with your contact information and payment.  

Timeline: Within 14 business days of fee payment and complete submission 

Delivery: A signed PDF of the compliance letter will be emailed to the requester.

  • Official Plan Designation (Township and County); 

  • Ramara Zoning Bylaw – Zone Category & Permitted Uses; 

  • County of Simcoe Road Setback; 

  • Survey Compliance (only when a Surveyor’s Real Property Report (SRPR) is provided); 

  • Mapped floodplains sourced from LSRCA, Municipal and/or Ministry of Natural Resources data;  

  • Mapped Ministry of Transportation Ontario (MTO) controlled areas; 

  • Mapped Lake Simcoe Region Conservation Authority (LSRCA) areas of regulation; 

  • Lake Simcoe Protection Plan (LSPP) boundary (a provincial planning policy document); 

  • Vulnerable Areas under Source Water Protection; 

  • Minor Variances; 

  • Open Zoning Bylaw Notices of Violations/Infractions;  

  • Open Building Permits;  

  • Open Building Work Orders; 

  • Septic Re-inspection Program. 

  • Site Plan or Subdivision Agreements; 

  • Consents; 

  • Registered Agreements; 

  • Heritage Status; 

  • Municipal local improvements (property  

  • Road, Entrance, Infrastructure, Water/Sewer, Tax, Utility, or Fire-Related inquiries; 

  • Bylaw Enforcement information (other than Zoning Bylaw enforcement); 

  • Does not verify the lawful use of the property; 

  • Information not part of the Standard Set of Information as stated further above.
