Planning Notice

TAKE NOTICE that the Council of The Corporation of the Township of Ramara passed Bylaw #2025.37 on June 2, 2025, under Section 34 of the Planning Act, R.S.O. 1990, c.P.13. This Bylaw amends the Township of Ramara Zoning Bylaw 2005.85, as amended.

Purpose and Effect:

The Zoning Bylaw Amendment will have the effect of amending the current zoning from “Agriculture” to “Agriculture Special Policy 12 (AG-12)” on a portion of the lands to be severed which are wholly contained within the settlement area of Udney. The property is subject to Consent File B-15/24, which was granted provisional approval by the Committee of Adjustment on December 3, 2024. This application is a condition of consent which requires an amendment to the zoning on the severed lands to address and allow for the continuation of the existing uses, permit a decrease in the minimum lot frontage and an increase in the maximum allowable lot area.

Appeal Process:

No person or public body shall be added as a party to the hearing of the appeal unless, before the zoning amendment was adopted, the person or public body made oral submissions at a public meeting or written submissions to the council or, in the opinion of the Ontario Land Tribunal, there are reasonable grounds to add the person or public body as a party.

Notwithstanding the above, subsection 34(19) of the Planning Act defines the parties that are eligible to appeal the decision to the Ontario Land Tribunal.

If you intend to appeal this zoning bylaw amendment, a Notice of Appeal must be filed with the Township Clerk, Corporation of the Township of Ramara, 2297 Highway 12, PO Box 130, Brechin ON L0K 1B0  no later than 20 days from the date of this Notice for each bylaw and shall include: 

  1.  The reasons for the appeal and the specific part of the proposed Zoning Bylaw amendment to which the appeal applies.
  2. The applicable fee made payable to the “Minister of Finance”
  1. A completed A1 Appellant Form. This form is to be completed by the appellant for appeals relating to the Zoning Bylaw amendment and is available on the Ontario Land Tribunal website.

The last day for filing a Notice of Appeal is 4:30 p.m. on June 24, 2025. A copy of the bylaw is available on the Township website at https://ramara.civicweb.net/document/110658/.  For additional information please contact the Township Planning Department at planning@ramara.ca
